AI for real estate agents: 5 jobs it can take off your plate

Lead texts, listing remarks, showings, contract dates and review requests: what each AI setup costs, what it saves and which to start with.

By GetInto AI · · 5 min read

A lot of an agent's week goes on work that has to be fast and has to be right: answering a new lead, writing listing remarks, booking showings, tracking contract dates and asking for a review at closing. Five of the site's US ideas take a piece of each off your plate. They don't cost the same or pay back the same way, so here is what each one does, what its worked example says it's worth, and which to set up first. Every figure below comes from those worked examples, which are illustrative businesses built from stated assumptions, not real results.

Answer new leads in minutes, not the next morning

An online lead who waits overnight has often talked to another agent by the time you call. In Instant lead texts for real estate teams: Follow Up Boss, the CRM sends an automatic first text to each new lead, customized by lead source, and routes the lead round robin or to whichever agent claims it first. The worked example is a four-agent team in Tampa with about 60 leads a month, a third of them arriving in the evening or at weekends. If faster contact turned one extra lead every six months into a closing at an assumed $9,000£6,767€8,053A$12,992C$12,722 commission to the team, that's about $900£677€805A$1,299C$1,272 a month in profit at an assumed 60% margin, against $232£174€208A$335C$328 a month for four agents on the Grow plan billed annually ($58£44€52A$84C$82 each, or $69£52€62A$100C$98 each billed monthly).

Instant lead texts for real estate teams: Follow Up Boss

Follow Up Boss texts each new online lead at once and routes it to the agent who can call first. From about $58£44€52A$84C$82 per agent a month.

  • Costs $232–276£174–208€208–247A$335–398C$328–390/mo
  • Worth $900£677€805A$1,299C$1,272/mo
  • Pays for itself in about two weeks
  • Some setup needed

This is the biggest figure of the five, and the one with the most setup. Automatic texts need prior express written consent under the TCPA, so the opt-in wording on every form that sends you leads comes first. Business texting also depends on carrier A2P 10DLC registration, and Follow Up Boss's pricing and texting pages don't say how it handles that, so ask before you switch automatic texts on.

Listing remarks and showings

In Listing descriptions for agents within Fair Housing rules, you type the facts you've checked (beds, baths, measured square footage, updates with dates, HOA, schools by name and distance) into ChatGPT, Claude or Gemini and ask for MLS remarks that describe only the property. In the Denver example, a six-agent team with 10 new listings a month cuts each description from an hour to about 30 minutes: about $200£150€179A$289C$283 a month saved at an assumed $40£30€36A$58C$57 an hour for the listing coordinator, on a free plan or about $20£15€18A$29C$28 a month for a paid one.

The Fair Housing Act is why the editing step matters. It protects people from discrimination because of race, color, national origin, religion, sex, familial status or disability, and a phrase like 'perfect for a young family' or 'safe neighborhood' says who should live there instead of what the home has. An assistant can slip that wording in, or invent a renovated kitchen that isn't there. The listing agent checks every sentence against the facts, and the seller approves the final text in writing. Seller names, showing schedules, vacancy and lockbox details stay out of consumer AI plans entirely.

Showing requests and seller feedback with ShowingTime moves showing requests to ShowingTime's Appointment Center, which lists a mobile app and 24/7 access to live appointment specialists, so a buyer's agent gets an answer while you're at another appointment. The Columbus example has 6 listings and about 40 showings a month; cutting the back-and-forth from 8 minutes a showing to 2 saves about 4 hours, worth about $200£150€179A$289C$283 a month at an assumed $50£38€45A$72C$71 an hour, for $15£11€13A$22C$21 a month. Ask your MLS and brokerage first, since some already provide it.

Contract dates and the review at closing

Contract deadline timelines for agents with ListedKit has ListedKit's assistant, Ava, read each signed purchase agreement and addendum, pull out the dates and contingencies, and draft update emails for you to review. In the Charlotte example, 4 deals a month go from about 75 minutes each to 30, about $180£135€161A$260C$254 a month at an assumed $60£45€54A$87C$85 an hour, against $70£53€63A$101C$99 for a 5-credit pack. A buyer-side deal uses 1 credit and a listing taken to close uses 2. The first intake is free, so test it on a closed deal you know well.

Treat it as a second check, never the record. The idea has the agent enter every checked deadline in the brokerage's transaction management system or main calendar first, then compare that record with ListedKit and the contract every Monday. Software can misread a handwritten change or fail to sync without any warning, and only you can confirm how your state's form counts days.

At the other end of the deal, Google review requests for real estate agents at closing uses Zapier to watch for a contact moving to your Closed stage in Follow Up Boss, wait 3 days and send a thank-you email with your Google review link. The Austin example assumes one extra client every 18 months from reviews, about $350£263€313A$505C$495 a month in profit at an assumed 70% margin, against $19.99£15.03€17.89A$28.86C$28.26 a month for Zapier Professional billed annually. The free plan's two-step Zaps can't hold the filter and the delay, so this one needs the paid plan.

  • Pays for itself in about two weeks

Google review requests for real estate agents at closing

When a contact moves to Closed in Follow Up Boss, Zapier waits a few days and emails a Google review link. From about $20£15€18A$29C$28 a month for Zapier.

  • Costs $20–30£15–23€18–27A$29–43C$28–42/mo
  • Worth $350£263€313A$505C$495/mo
  • Pays for itself in a few days

Which one first, and how they fit together

If you work alone and don't buy leads, start with listing remarks. It costs nothing on a free plan, takes no setup and saves time on the very next listing. Add ShowingTime next if your MLS doesn't already include it: at $15£11€13A$22C$21 a month it's the cheapest paid tool here and quick to set up.

If you run a team that pays for online leads, get Follow Up Boss right first, because in the worked examples a saved lead is worth far more than the hours the other ideas save. Once it holds your contacts, the review request Zap runs off its Closed stage, and two more ideas build on the same CRM: open house sign-ins sent straight to Follow Up Boss and past-client follow-up with Smart Lists. ListedKit sits alongside any of them; it's priced per deal, so it costs less in a slow month.

What to watch across all five

  • Fair Housing Act: listing remarks, AI-suggested texts and even buyer's agent feedback can drift into describing who a home or neighborhood suits. Edit every message to describe homes and facts, never people.
  • TCPA and A2P 10DLC: text only people who agreed to texts, honor STOP at once, and test automatic texts on your own cell phone before they reach a lead.
  • Per-user pricing: Follow Up Boss Grow is $58£44€52A$84C$82 to $69£52€62A$100C$98 a month for each agent, and calling is an extra $33£25€30A$48C$47 to $39£29€35A$56C$55 per user. Price your actual team, not one seat.
  • Automations fail silently: Zapier connections expire and calendar syncs drop. Check the Zap history against your closings each week, and keep contract deadlines in your primary record.
  • Your brokerage's forms come first: none of these tools replaces the broker's transaction file, buyer representation agreements or disclosures.

Where to start

This week, write your next listing's remarks from your checked facts with ChatGPT, Claude or Gemini, and run the draft past a short Fair Housing word list before the seller sees it. Then, if you get online leads, add consent wording for texts to every lead form you control, because every texting setup above depends on it. Open each idea for the full arithmetic, setup steps and pitfalls.
