The problem
A listing agent with 6 active listings fields every showing request by call and text, often while at another appointment, then confirms with the seller and chases feedback afterward. At 40 showings a month and about 8 minutes of back-and-forth each, that's over 5 hours a month, and a slow reply can mean the buyer's agent books a different house instead.
What the AI does
ShowingTime's Appointment Center is showing management software for listing agents. Its pages list showing scheduling with a mobile app, 24/7 access to live appointment specialists, tracking of listing activity and instant feedback shared with sellers. Buyer's agents request a time and the request is handled whether or not you can pick up. You set each listing's showing instructions with the seller (notice needed, times off-limits, pets, access) and read the feedback before talking it through with the seller. The pages don't describe how confirmations or feedback requests are sent, so check those settings when you set it up.
A worked example
A solo listing agent in Columbus, Ohio, has 6 active listings and about 40 showings a month. She moves all showing requests to Appointment Center, sets instructions with each seller, and reviews the feedback with them every week.
Before
About 8 minutes a showing on calls, texts and chasing feedback: 320 minutes, about 5.3 hours a month
After
About 2 minutes a showing reviewing requests and feedback: 80 minutes, about 1.3 hours a month
What it's worth
About $200£150€179A$289C$283 a month saved, against a $15£11€13A$22C$21 cost. That's 240 minutes (4 hours) a month, worth $200£150€179A$289C$283 if your time is worth $50£38€45A$72C$71 an hour. Appointment Center is $15£11€13A$22C$21 a month for one agent; team and office pricing is by quote.
How to set it up
- Ask your MLS and brokerage whether they already provide ShowingTime before you subscribe.
- Set up each listing with the seller's instructions: notice period, blocked times, pets and how access works.
- Agree with each seller how they want to hear about requests and feedback, and turn on what they choose.
- Tell buyer's agents in the MLS showing instructions to request showings through ShowingTime.
- Read the feedback each week and go through it with the seller alongside the listing activity before suggesting any price or condition change.
What goes wrong
- Access details such as lockbox codes should go only to confirmed showing agents. Check who receives them and when, and change codes after the listing closes.
- The vendor's pages don't describe confirmations, reminders or automatic feedback requests. Test the settings on your first listing rather than assuming them.
- Feedback from buyer's agents is opinion, and sometimes about people rather than the home. Pass on comments about the property and drop anything about who lives nearby, in line with the Fair Housing Act.
- The $15£11€13A$22C$21 price is for an individual agent. A team or office needs a quote, and Appointment Center Plus isn't priced on the page.
