The problem
Writing a listing from your own notes and photos takes time, and a wrong or missing fact is a problem for the agent, not the software. If you take on 15 new instructions a month and each description takes 45 minutes to write, that's 675 minutes, about 11.3 hours a month.
What the AI does
Type your verified facts into ChatGPT, Claude or Gemini as bullet points (bedrooms, tenure, council tax band, parking, what is included) and ask for a draft in your house style. Leave out the vendor's name, phone number and any detail that identifies the owner. The assistant only words what you give it. A negotiator then checks every line against the property particulars, the title and the vendor, removes anything you can't evidence, and makes sure the material information buyers need is present before the listing goes live.
A worked example
A three-negotiator agency in Stockport takes on about 15 new sales instructions a month. The branch manager types in the checked facts for each, gets a first draft, and corrects it before it goes to the vendor for approval.
Before
45 minutes to write and rewrite each of 15 descriptions: about 11.3 hours a month
After
About 25 minutes to draft and check each one: 375 minutes, about 6.3 hours a month
What it's worth
About 5 hours a month saved (20 minutes x 15 listings = 300 minutes), worth around £100 if your time is worth £20 an hour. The free plans of ChatGPT, Claude and Gemini can do this; a paid plan costs up to about £20 a month for one person if you hit usage limits.
How to set it up
- List the facts for each property from your own checks: tenure, lease length and ground rent if leasehold, council tax band, EPC rating, parking, and what is included in the sale.
- Read the National Trading Standards material information guidance and build a checklist of what must appear in a listing.
- Paste your bullet points into ChatGPT, Claude or Gemini and ask for a description in your house style, using only the facts given.
- Check every sentence against the facts and delete any feature, view, distance or adjective you can't evidence.
- Get the vendor to approve the final text before it goes to the portals and your site.
What goes wrong
- An assistant can add a feature that isn't there, such as a south-facing garden or a nearby school. Misleading listings can lead to complaints and action under consumer protection law, so you check every claim.
- Leaving out material information such as tenure or council tax band can be as much a problem as stating something wrong. A draft only has what you gave it.
- Keep vendor names, addresses with names and phone numbers out of consumer AI plans. Use the property facts only.
- Free plans have usage limits; if you write all 15 listings in one sitting you may hit them.
