The problem
In season the owner texts two cleaners every few days about which units change over when, and late bookings or changed dates lead to a missed or unneeded clean. If 45 changeovers a month each take 6 minutes to arrange and confirm, and 2 missed cleans a month take 45 minutes each to sort out, that's 270 + 90 = 360 minutes, 6 hours a month.
What the AI does
Turno is cleaning scheduling software for holiday lets. Its pricing page lists automatic scheduling synced with your booking calendars, photo-guided checklists and cleaning records, automatic payments to cleaners, and inventory and maintenance tools. With your own cleaners on 2 or more properties it costs $10 a property a month, or $96 a year. Each unit becomes a property linked to its booking calendar, so a new or changed booking creates or moves the cleaning job, and the cleaner ticks off your checklist with photos. You check the week's jobs on Monday.
A worked example
A 5-unit glamping site in the Cotswolds with 2 local cleaners has about 45 changeovers a month in season. Each unit's calendar feeds Turno, and the cleaners see their jobs and checklists in the app.
Before
45 changeovers x 6 minutes + 2 missed cleans x 45 minutes = 360 minutes, 6 hours a month
After
About 1 minute per changeover checking the schedule: 45 minutes a month
What it's worth
About $112£84€100A$161C$158 a month saved, against about $40£30€36A$58C$56 to $51£38€45A$73C$71 for Turno. That's 5.25 hours (360 minus 45 = 315 minutes) at an assumed $21£16€19A$31C$30 an hour. Turno is $10 (about $11£8€10A$15C$15) per property a month, so 5 units is $50 (about $51£38€45A$73C$71), or $96 per property a year, $480 for 5 (about $40£30€36A$58C$56 a month).
How to set it up
- Start the 14-day free trial, add each unit as a property and link its booking calendar.
- Write a photo checklist for each unit type: bedding, hot tub, wood burner, bins, and restocking.
- Invite your cleaners and agree how they'll be paid, inside Turno or as now.
- Make a test booking and a date change to check the cleaning job appears and moves.
- Check the week's jobs every Monday and after any late booking.
What goes wrong
- Turno is built for holiday lets; check with it how a site of pods counts properties before you subscribe.
- Calendar sync can lag behind a same-day booking. Phone the cleaner about anything booked for today.
- Payments made through Turno carry platform fees; the pricing page doesn't give them, so check before you pay cleaners in the app.
- Prices are in dollars, so the sterling cost moves with the exchange rate.
