The problem
Every vacancy needs a listing written and posted to several rental sites, and every vacant day costs the owner rent. If a manager has 2 vacancies a month and spends about 105 minutes on each, 45 writing the description and 60 posting and updating it on four sites, that's 3.5 hours a month. The copy also has to stay within the Fair Housing Act, which rules out describing the tenant you'd like.
What the AI does
On TenantCloud's Pro plan, the Cloudia AI assistant drafts listing descriptions in the tone you choose and can rework existing ones. TenantCloud then syndicates the listing to rental sites including Apartments.com, Zillow Group, Realtor.com, Rent.com, Redfin and Zumper, and creates a lead when someone contacts you, requests a tour or applies. You give Cloudia the facts (beds, baths, rent, deposit, pet policy, parking, utilities, available date), and a manager checks every line against the unit and the Fair Housing Act before publishing: describe the home and its features, never who it suits.
A worked example
A one-person property manager in Boise looks after 55 rentals and has about 2 vacancies a month at around $1,800£1,353€1,611A$2,598C$2,544 rent. She writes the listing facts after each move-out inspection, has Cloudia draft the description, edits it, and publishes once to all the syndicated sites.
Before
About 105 minutes a vacancy writing and posting to four sites: 3.5 hours a month
After
About 30 minutes a vacancy editing the draft and checking the syndicated listing: 1 hour a month
What it's worth
About $75£56€67A$108C$106 a month saved, against a $50£38€45A$72C$71 cost. That's 2.5 hours a month, worth $75£56€67A$108C$106 if your time is worth $30£23€27A$43C$42 an hour. Pro is $50£38€45A$72C$71 a month billed annually or $60£45€54A$87C$85 billed monthly, for up to 60 leases. If quicker posting filled a $1,800£1,353€1,611A$2,598C$2,544 unit even 3 days sooner, the owner would keep about $180£135€161A$260C$254 of rent, which isn't counted here.
How to set it up
- Write the facts for each unit from your own records and the move-out inspection: rent, deposit, fees, size, pet policy, utilities, parking and available date.
- Have Cloudia draft the description, then check every sentence against the facts and delete anything you can't confirm.
- Remove any wording about who the home suits (families, singles, students, ages, religion, 'perfect for professionals'), and say that assistance animals are handled under your accommodation policy.
- Publish the listing and check how it appears on each syndicated site within a day.
- Answer every inquiry with the same facts and next steps, and link your written screening criteria.
What goes wrong
- AI drafts can add phrases like 'ideal for a young couple' or 'quiet adult building'. That's a Fair Housing Act risk, so a person reads every listing before it goes live.
- AI listing descriptions are on Pro and Business only; Growth ($29.17£21.93€26.10A$42.11C$41.23 a month billed annually) doesn't include them.
- Pro allows 60 leases and one team member. A larger portfolio or a second staff member needs Business, from $100£75€89A$144C$141 a month.
- Each rental site sets its own rules and update times. Check each one rather than assuming the listing is live everywhere.
