The problem
The inspection takes a morning; the report takes the evening. A surveyor doing 25 Level 2 and Level 3 surveys a month who spends 3 hours typing up notes and sorting photos for each is spending about 75 hours a month at the keyboard, which caps how many surveys they can take on.
What the AI does
Imfuna Surveyor is an inspection and report app. Its site lists RICS Level 1, 2 and 3 templates aligned to the Home Survey Standard, unlimited photos, offline working on site and automatic PDF reports, with internal notes hidden from the client's copy. The Business plan includes unlimited AI Speech-to-Text, which Imfuna says is trained on the terminology property professionals use, so you dictate condition notes room by room instead of typing them later. The transcription needs a connection. You read every transcribed line against your notes and photos and sign off the report yourself, because the content is your professional responsibility under RICS rules.
A worked example
A sole RICS surveyor in Exeter carries out about 25 Level 2 and Level 3 surveys a month and types each report up in the evening. They move to Imfuna's Business plan, dictate condition notes on site and edit the transcribed text back at the office.
Before
About 75 hours a month writing up 25 reports at 3 hours each
After
About 56 hours a month: about 2 hours 15 minutes a report, with most condition notes dictated on site
What it's worth
About $998£750€893A$1,440C$1,410 a month saved, against an $106£80€95A$154C$150 seat. That is 45 minutes saved on each of 25 reports (about 18.75 hours), valued at $53£40€48A$77C$75 an hour. Business is $106£80€95A$154C$150 a seat a month plus VAT ($128£96€114A$184C$180 with VAT), or $1,091£820€976A$1,574C$1,542 a year plus VAT. Professional is $86£65€77A$125C$122 but caps a seat at 20 surveys a month and charges $27£20€24A$38C$38 a user for speech-to-text, so at 25 surveys Business is the cheaper plan.
How to set it up
- Start Imfuna's 30-day free trial and set up your Level 2 and Level 3 templates with your standard wording and limitations.
- Before leaving the office, sync the templates so the app works offline on site.
- On site, take photos in the app and dictate condition notes room by room into the template.
- Back with a connection, let the dictation transcribe, then read every line against your site notes and photos and correct anything misheard.
- Sign off the report yourself, check the client's PDF hides your internal notes, and compare the time per report with your old method after the first month.
What goes wrong
- Speech-to-text can mishear a word that changes the meaning, such as a condition rating or 'no evidence of damp'. A wrong statement in a signed report is your liability, so read every line.
- Transcription needs a connection. In a basement or an area with no signal it waits until you're back online.
- Pricing is per seat: two surveyors on Business cost $213£160€190A$307C$301 a month plus VAT.
- The templates help with structure, not judgment. Check them against the current RICS Home Survey Standard whenever it changes.
