The problem
Charging one price all season leaves money on busy weekends and empty nights between bookings. With a fixed 3-night minimum, 1 and 2-night gaps often go unsold. If better pricing and minimum stays sold 2 more nights a month across 3 cottages at $173£130€155A$250C$244 a night, that would be $346£260€309A$499C$489 a month.
What the AI does
PriceLabs is a dynamic pricing service. Its pricing page says it makes automated daily rate and minimum stay updates based on market data and your listings' performance, with base price and minimum stay recommendations and over 30 customizations. Its Smoobu integration page says it pushes daily rates and minimum stays into Smoobu up to 720 days ahead; it also connects directly to Airbnb, Vrbo and Booking.com. You set the lowest price you'll accept for each cottage and review the recommendations before turning on sync.
A worked example
An owner of 3 cottages in the Lake District uses Smoobu and charges the same nightly rate all season with a 3-night minimum. They connect PriceLabs to Smoobu, set a minimum price for each cottage and let it adjust rates and minimum stays.
Before
Fixed rates and a 3-night minimum, with short gaps between bookings often unsold
After
Daily rates and minimum stays updated automatically, with an assumed 2 more nights sold a month at $173£130€155A$250C$244 each
What it's worth
About $207£156€186A$300C$293 a month in profit, at an assumed 60% margin on $346£260€309A$499C$489 of extra bookings (2 nights at $173£130€155A$250C$244) after cleaning and booking fees. That is against $49£37€44A$71C$70 to $60£45€54A$86C$85: PriceLabs' calculator gives $49.97 (about $49£37€44A$71C$70) a month for 3 listings, plus taxes, about $60£45€54A$86C$85 with VAT. Smoobu is priced separately and already in place here.
How to set it up
- Start PriceLabs' 30-day free trial and connect Smoobu by pasting your Smoobu API key, or connect Airbnb and Booking.com directly.
- Set a minimum price for each cottage from your costs, below which it never goes.
- Review PriceLabs' base price and minimum stay recommendations against what you know about each cottage.
- Add date-specific overrides for local events and school holidays you know about, then turn on sync.
- Check the prices on the booking sites weekly for the first month, and after 3 months compare nights sold and average rate with last year.
What goes wrong
- Price is per listing: 3 cottages are $49.97 (about $49£37€44A$71C$70) a month plus taxes, and each extra listing adds more.
- Through Smoobu, Vrbo gets availability but not prices; PriceLabs says Vrbo listings need mapping separately.
- If sync stops, old rates stay live without warning. Look at your prices on the booking sites now and then.
- An algorithm doesn't know your cottage's quirks or your regular guests. Keep a floor price and override where you know better.
